10 Steps to an Enjoyable Tenancy

agent-coupleCongratulations on finding your new home with us. We value our tenants and our job is to make your tenancy as smooth and easy as possible. The following steps will help you along the way.

  1. Know your rights and responsibilities. While we don’t expect you to know the legislation like we do, taking an hour to read your tenancy agreement and the renting information guide may save you time and money in the long run. Most of the information you need is in these two documents.
  2. Get to know the property manager who looks after you and let them know the best way to reach you. We can phone, text, email or Skype.
  3. Be very thorough in your entry condition report – note down everything and take photos/videos as evidence. We try very hard not to miss anything, but we’re only human. Think of this document as representing the value of your bond.
  4. Set up a rent direct debit arrangement; that way you will skip the reminder texts generated automatically for tenants who make manual payments.
  5. If for any reason you can’t pay your rent on time, call us before we need to call you. Usually we can help.
  6. As soon as a maintenance issue arises, let us know (by emailing, texting or using the maintenance form) and we’ll get straight on to it for you.
  7. If you’re unhappy with how we’ve dealt with any part of your tenancy, talk to us – we genuinely want to help. If you want to check with an external body call the Department of Fair Trading. Please, no matter what happens, don’t just stop paying your rent.
  8. In accordance with legislation, we need to know your intentions regarding lease renewal in advance of the renewal date. We hope you want to stay and we will do our best to accommodate your wishes.
  9. When it’s time to say goodbye please send us notice in writing. Check your lease to see the notice period that applies to your property.
